The Closing Disclsoure (CD)

A Closing Disclosure has five pages and it provides the final details of the Loan you have selected. Closing Disclosure has the final Loan terms, Projected monthly payments and your total closing costs including fees and other costs to get your Home Loan. 

We will provide you the Closing Disclosure at least three business days before your scheduled closing date as per the law. The three business day window will allow you the time to compare the cost to the Original Loan Estimate that you received initially. It also allows you time to ask any questions about the Loan before you close on your selected loan and arrive at the closing table. 

If you applied for a Reverse Mortgage, rather than a closing disclosure, you will receive a HUD-1 Settlement Statement and a Truth in Lending Disclosure (TIL). If you applied for a Home Equity Line of credit (HELOC), Loan for a manufactured home that is not secured by Real Estate or certain other types of loans though a Home Assistance Program, you will not receive a Closing Disclosure (CD) or a HUD-1 Settlement Statement but a Truth in Lending Disclosure (TIL).
