3.93- Explain a Scenario in violations of TRID

The TRID regulations can be transgressed and there are a handful of scenarios that reflect this notion. Experts enunciate that the five most common scenarios which comprise violations of TRID include invalid contact information, failure on part of the Seller to grant his own CD, fee names must be consistent on both documents. These two documents are the Loan Estimate and the Closing Disclosure. Another scenario is where both of the latter documents' timelines are one in the same. The issue date must not be the same for both. Fourthly, occurrences of violation are also due to the ‘optional’ designation not being utilized in the proper way.


Another classic scenario where the TRID will be infringed is where an individual decides to overcharge. The CD can be modified and the borrower would be refunded subsequently.
